Renovation / Conversion: Review of the Fire Protection Concept

Brandschutzkonzept bei Umbau oder Umnutzung

Review and Adjustment
Anyone planning structural alterations or changes in building use must assess the impact on the existing fire protection concept. In many cases, the entire concept may need to be revised. For building owners and contractors, it is advisable to involve fire protection experts, the fire department, and, if applicable, the insurer already during the planning phase. Even small structural changes can have major effects on fire safety: for example, wall penetrations for pipes or cables can compromise entire fire compartments. Similarly, a change in building use may introduce new fire hazards that need to be addressed in the fire protection concept.

Construction Phase
Fire protection must also be ensured throughout the construction phase. It is advisable for the fire safety officer to carry out more frequent and detailed inspections of the construction site. Fire protection systems must remain fully operational during the entire renovation period—or suitable temporary replacements must be installed to bridge the construction time.

Numerous severe fire incidents in the past demonstrate that the risk of fire increases during renovation work. Contributing factors include activities involving welding torches or cutting tools, as well as increased fire loads from stored building materials and equipment on-site. Employees of external contractors must be instructed in the fire protection regulations. This includes escape and rescue routes, hydrants and fire extinguishers, fire blankets, penetrations and fire closures, as well as all alarm and emergency call systems.

Documentation
An important note: Comprehensive documentation is required throughout the entire project to ensure future inspections and maintenance. Many fire protection installations become invisible after construction is completed, such as firestop systems or alarm components installed in cavities.
